Most leaseholders who have owned their flat for 2 years have a statutory right to a lease extension of 90 years at a peppercorn ground rent for a fair market premium. You do not have to live in the flat, only to have owned it for 2 years.
Alternatively, a leaseholder can negotiate with their landlord to try and agree terms for a lease extension. The new term and ground rent will usually be determined by the landlord. As negotiating with a landlord can be complex and stressful, we can manage the negotiations for you if required.
